Yes. In Spain, construction warranty is known as Seguro Decenal. This construction warranty covers structural defects in, for example, foundations or load-bearing walls for a period of 10 years after completion.
This warranty is comparable to a new construction warranty in the Netherlands and is intended to provide protection to buyers against possible financial damage caused by errors and defects that prevent safe use of the home (or the plot on which it is built).
Owners of new-build homes enjoy even more protection under the Spanish law in addition to the 10-year construction warranty consumer law on the basis of which the project developer and construction contractor also remain jointly liable for minor construction defects, such as water leaks, mismatched floor tiles or other defects caused by poor workmanship or the use of inferior materials.
The law provides additional protection to the consumer for the duration of the first 3 years of occupancy against errors that prevent normal living enjoyment, such as a leaking roof, malfunctioning electrical equipment or damp spots.
