FREE INTAKE

Before we propose a home selection to you, we would like to sit down with you to get a good idea of your wishes and preferences. We can also provide you with information regarding legal and tax aspects. This intake is a non-binding conversation.

 


VIEWINGS

Based on your wishes and preferences, we will send you information about a number of homes/projects. Have you found a home that makes your heart beat faster? Or maybe even several? Then you go the view projects and/or the surrounding area with us.


PURCHASE PROCESS

When you have found your dream home, we will guide you through the further purchasing process and put you in touch with all necessary, even Dutch-speaking partners with whom we work independently for a smooth transfer of your purchase.

 


INTERIOR STYLING

We not only guide you through the purchase of a home. You can also contact us for interior styling. We arrange your interior so that you don't have to worry about it. You choose a styling package based on your choice mood board we decorate your home.

 

FREQUENTLY ASKED QUESTIONS

Yes. New construction projects on the Costa del Sol are often built in closed and secured urbanizations (residential complexes under supervision). This provides peace of mind to homeowners and potential tenants as the properties are regularly unused.

Maintenance also takes place. With urbanizations you are dealing with a homeowners' association to which monthly service costs are paid. The amount depends on the urbanization. These service costs are used to maintain the complex, swimming pool, garden, gym, etc.

Yes. In Spain, construction warranty is known as Seguro Decenal. This construction warranty covers structural defects in, for example, foundations or load-bearing walls for a period of 10 years after completion.

 

This warranty is comparable to a new construction warranty in the Netherlands and is intended to provide protection to buyers against possible financial damage caused by errors and defects that prevent safe use of the home (or the plot on which it is built).

 

Owners of new-build homes enjoy even more protection under the Spanish law in addition to the 10-year construction warranty consumer law on the basis of which the project developer and construction contractor also remain jointly liable for minor construction defects, such as water leaks, mismatched floor tiles or other defects caused by poor workmanship or the use of inferior materials.

 

The law provides additional protection to the consumer for the duration of the first 3 years of occupancy against errors that prevent normal living enjoyment, such as a leaking roof, malfunctioning electrical equipment or damp spots.

Yes. New-build homes in Spain mainly have an A label, but must have a minimum of energy according to Spanish lawachieve standard B. They include the most modern energy efficient systems, such as efficient heating and cooling systems, LED lighting and smart home technology, which reduce energy bills and make the home more environmentally sustainable.

 

In addition, excellent insulating building materials, such as triple-glazed windows and high-density insulation, are also used in new construction projects in Andalusia. This helps reduce energy costs and improve comfort levels.

No. No transfer tax applies to new-build homes. However, you still have to take 10% VAT into account on the purchase price.

No. Unlike in the Netherlands, you do not pay construction interest for new construction in Spain. You make a down payment at the start and only pay the remaining part upon completion.

Yes. In addition to the 10% VAT, take into account 4% purchase costs. This 4% is constructed as follows: You have to deal with the registration with the property register from approximately 0.3 to 0.7% of the purchase price. The notary costs amount to 0.6 to 1% of the value of the home, with a further 1% for new construction stamp duty applies to. The costs for the mortgage lender vary per bank. Finally, there are legal costs which vary from 1 to 2% of the purchase price. Through our lawyer these costs amount to 1%.
